About this site

This website is operated by the owner of Eastcote Heritage Palace, a privately owned holiday let in Pinner, London HA5. By browsing this site or making a booking, you agree to these terms.

Bookings

A booking is confirmed once payment is received and you've been sent written confirmation. Rates shown are per stay for the whole villa unless stated otherwise, and may change at any time before a booking is confirmed. Maximum occupancy is 17 guests — bookings exceeding this may be declined or require a change of dates.

Payment

Payments are processed securely by our third-party payment provider. We do not store your full card details. The cleaning fee and any additional charges agreed in advance (for example, approved events) are shown clearly before you pay.

Your responsibilities as a guest

Cancellations & changes

See our Cancellation Policy for full details on refunds and changing your dates.

Liability

We take reasonable care to keep the property safe and as described, but we don't accept liability for loss, injury or damage arising from your stay except where caused by our negligence, and nothing in these terms limits liability that cannot legally be limited (such as for death or personal injury caused by negligence).

Website content

Photos and descriptions are provided in good faith to represent the property accurately. Minor variations (furniture, decor, availability of specific items) may occur between visits.

Governing law

These terms are governed by the law of England and Wales.

Note for the site owner: this is a reasonable starting-point terms page, not a legally reviewed document. Please have a solicitor confirm it reflects your actual booking process, payment provider, and liability position before relying on it — particularly the liability and payment sections.
